The two-building Terrace Station Transit Oriented Development (TOD) is located adjacent to the Transit Center Park & Ride along I-5 in Mountlake Terrace, WA. 

Terrace Station West was the first building in the development to be completed. The six-story 470,000 square foot mixed-use building included 258 residential units, two levels of underground parking and 58,000 square feet of commercial space on the ground floor. West also includes 14,000 square feet of indoor amenity space, as well as an elevated outdoor courtyard available only to tenants. 

Terrace Station East is a seven-story 224,364 square foot building has 168  residential units. East also features a roof top deck with barbeques bally slot machinesand fire pits along with a dog exercise and relief area, and a multi-purpose sports cage. At street level, the residents have access to flexible work and conference spaces. Another unique feature to Terrace Station East are built-in pot racks located above kitchen sinks. Tenants and the public can utilize 16,000 square feet of ground floor retail, which currently includes a Zeek's Pizza.

In additional to breathtaking views, both buildings' units have high vaulted ceilings with clerestory windows that bring in ample daylight and ventilation year-round into all spaces, as well as private balconies for some units. Each building also has a 24-hour fitness center plus a dedicated yoga studio, dog wash station and several walking trails nearby.

The project approached sustainable design using the Integrated Design Process and included energy, mechanical, electrical, and plumbing consultants right from the start. STC 40 rated ECO windows were used for the project on all exterior walls that would be impacted by the noise from Light Link Rail and I-5. The building orientation, window placements and sizes were maximized for both daylight and ventilation. Tenants were provided ample bike storage rooms for both short- and long-term use. The complex has bike routes connecting to bike trails around the area and to retail shopping and the nearby transit station.

Completed in 2021, Van Ry Boulevard runs between Terrace Station East and West, complete with sidewalk and bike lanes which provide a much-needed connection from the Gateway Plaza retail area at 236th to Sound Transit’s Mountlake Terrace Light Rail Station bally sportsand I-5, alleviating traffic congestion and providing an alternate route.
